Hello everyone. Please share your thoughts. I'm trying to be completely debt free, but I can't do so unless I sell my house. The mortgage is affordable, which is why I bought it, but I never had any intent on staying here. The value has increased. The problem is that I'm struggling with deciding on the selling process. I prefer to sell below value for a cash offer to avoid the full selling process (showing my home to a bunch of strangers who may or may not have a pre-approval or the paperwork to actually get a bank to give them a loan… all the fees etc. I hate it…). The cash offer route will allow me to at least break even, while giving up some value for a quicker process that is more comfortable for me. If I go the real estate agent route and have my home posted on MLS, then sure it may sell at or above market value, but I won't even receive the extra value money due to the fees and taxes, plus I'll have to deal with showing after showing.
Also, cash buyers seem to be willing to allow me to take a few days after closing to move my items versus having to be out before the closing date. I learned the hard way a few years ago that my house can be under contract while the buyer fails to get financing. It was a good reason that I used to terminate the contract, but it was time wasted in my eyes. So I feel more safe waiting until after closing to move.
Thoughts?
The cash buyer route will allow me to get to FIRE sooner.
