Personal and Commercial Umbrella Insurance

I need help arranging replacement liability coverage before my existing $5 million commercial policy is non-renewed next month.

I have a substantial net worth and own several rental properties, including properties in California and Arizona. I do not own a personal vehicle, and that has made it difficult to obtain a standard personal umbrella policy.

I would like to explore:

  • Standalone personal umbrella or excess liability coverage without personal auto ownership.
  • Specialty or high-net-worth insurance markets that can accommodate multiple rental properties.
  • Replacement commercial umbrella or excess liability coverage for the exposures currently insured.
  • Whether any non-owner auto policy would be appropriate and accepted by the umbrella carrier.
  • Coverage for personally owned properties and any applicable entities, including seasonal rental activity.

Please let me know your thoughts as it seems insurance is becoming exorbitantly expensive to the point of unattainability or just outright unavailability. Thank you!
