New-ish to Mid-Term Rentals

Hi all! I bought a triplex in my area and it's a bit of a house hack. My ultimate goal is to have a space in one of the units for my aging Mom, but in the meantime mid-term rentals seems the way to go. Using mainly the site Furnished Finders. I would love to chat about the site and any hacks to get the best renters, market spaces etc. Unfortunately, I've had a mixed bag. I did learn that the bigger 2 bedroom home didn't get the views or messages than the smaller units... makes sense. But in general I am finding a lot of people who don't have any real reason for wanting a furnished, all-utilities paid unit, except that I suspect some percentage of folks are betting on looser applications, credit checks etc to get an all-inclusive deal. And also many communities banned short term, or created barriers, so that existing short term rentals made the obvious switch to mid-term, and now the site is quite popular. Lots of competition. Still, the model is fantastic, and I have one tenant who has been with me the whole time and is wonderful!

I self manage 8 units and while MTR yields higher cash flow, LTR is great for someone like me who works full time, so I have a combo of both.

I have a house hacked SFH that I converted to a triplex and I have learned a ton! Would be happy to talk shop sometime.
